The Huntington Harbour real estate market continues to show improvement in the first 110 days of 2013. The average sale price of a detached home in Huntington Harbour is $1,501,067 ($497 psf) in 2013 compared to $1,348,318 ($491 psf) in 2012. And, more homes sold: 15 so far in 2013 Vs. 11 during the same period in 2012.
Huntington Harbour buyers have been pleased to see the active inventory increasing. April has had and average inventory of 65 homes, compared to an average of just 46 during December (the recent low point).
Time frame is from May 2012 to April 2013
The inventory of available homes has been increasing in all of Orange County according to the Realtor MLS, so it appears that homeowners countywide are starting to list their homes to take advantage of higher home prices.
We are seeing many more Huntington Harbour homes priced at $900,000 or more selling in the first few months of 2013 as compared to the same period in 2012.
In the below graph, you can see that the blue lines (2013) are equal to, or higher than the green lines (2012) for the upper end price segments. This is an illustration of the improvement in the higher end of the market including waterfront homes.

No one enjoys having their home on the market any longer than necessary, so many Huntington Harbour home sellers have been pleased to see shorter marketing times.
In the first few months of 2012, the average days on market for a sold detached home was 171 days… during the same period on 2013, the marketing time has dropped to 137.
