Huntington Beach saw total 2013 February home sales nearly equal to 2012… 101 in 2012 Vs. 99 in 2013. However, the average Huntington Beach February sale price increased from $526,381 in 2012 to $687,914 in 2013.
The higher average sale price is a reflection of more sales volume in the price segments above the average, and home price appreciation.
The average price per square foot of a Huntington Beach home sold in February 2012 was $316 per square foot.
In February 2013 the average price per square foot jumped to $360 per square foot.
The highest priced home sold in February 2013 was $2,450,000.
During the same month in 2012, the highest price was $2,400,000.
Many sellers are electing to postpone selling, underwater home sellers cannot sell, and distressed owners are not being forced to sell since lenders are offering various “work out” techniques such as loan modifications and forbearance agreements.
The current inventory of homes For Sale in Huntington Beach is the lowest I have seen in over 22 years working the Huntington Beach market area.
Interestingly, the February 2013 average original list price was actually lower than the average sale price… this reflects that many homes sold for above the asking price.
Now may be the best time in years to sell a Huntington Beach home!
In Orange County, year-over-year sales are up 6.7%, and the median home price is up 22.3% to $477,000, which reflects the increase in the sales volume in the price segments above last year’s median price of $390,000.
