These properties sometimes have multiple offers, take extra time to purchase, and are not in the best of condition. 

However, they can be very good opportunities for bargain home shoppers and investors who are willing to “act fast” when the property comes on the market and do not mind buying a property which needs work.

A loan Pre-Ppproval with “proof of funds” or All Cash purchase is often required when competing against other buyers who are chasing distressed sales… you are competing with other savvy buyers.

It is very important to “get ready” to make offers by putting together the documentation that proves you can perform quickly to close the transaction.
